Villa ATH-3 is a 7-bedroom Villa, offering a complete privacy and, at the same time, easy access to Athens. A unique experience of tranquility as an affordable luxury for yourself and anyone else who joins you!
LAYOUT
Level 1
In this level there are 4 ensuite bedrooms (11 guests), a small lounge with a mini refrigerator and shared balconies with stunning views to the Aegean Sea, Saronic gulf and the hills of national park of Sounio.
- Master bedroom – This is the biggest bedroom of the Villa in which there are 2 single beds or could be set up as a double bed with an extra overhead. You can relax on a sofa and enjoy the view of the pool. The bathroom is equipped with a hydromassage shower and a jacuzzi where you can enjoy body therapies, or just relax with a glass of wine. Also, this bedroom includes a dressing room and a balcony with sea & pool view.
- 2 guests-Bedroom with 2 single beds or we could set up as a double bed with an overhead. There is an ensuite bathroom with a bathtub. Enjoy an amazing view of the hills and mountains of the national park of Sounio, Ag. Konstantinos village and to the palaia Fokaia hill with its traditional small Church “Profitis Ilias”.
- Maisonette-Bedroom #1 – This bedroom has a semi double bed (1.40cm) on the ground floor with a stunning view to the surroundings, Ag. Konstantino Village, Keratea and the national park of Sounio. In this spacious bedroom a playpen can be put. There is also a shower bathroom. At a shared balcony you could enjoy reading or enjoy the beautiful view. There are 2 more single beds in the attic capable of accommodating adults or kids over 10 years old.
- Maisonette-Bedroom #2 -This is the second ensuite maisonette-bedroom of the Villa. This bedroom has 3 single beds in total. Two of them are on the ground floor where there is also a shower-bathroom and a closet. In the attic there is one single bed where an adult or a kid over 10 years old can sleep. This bedroom has no balcony however there is a big window with a pool view and a stunning view of the Aegean Sea.
Level 0
In level 0, (ground floor) there is the main entrance of the Villa. In this level there are lounges (with WI FI), a spacious dining room (for 10-12 guests) and a second dining room (for 10 more guests) which can be used while wearing a swimsuit. Also, there is a WC. Outdoors there is a huge lounge which includes 4 built salons, a dining area for 8 guests and a BBQ area where there is another dining area for 12 guests. In this level there is the outdoor infinity pool (17x7m and depth 30cm to 2.70m).
- Living Room – The lounge area is ideal for relaxation with family and friends or working with a team. It consists of a 17m long sofa (detached pieces) and is fully equipped. There is a home cinema, projector system, music equipment (mixer-amplifier – 2 big speakers & microphone). You can enjoy a movie or present a business project if you plug your laptop on the mixer or listen to music from your mobile or ipad.
There is a fireplace, a billiard and the amazing view of 360 degrees to the pool and yard, the surroundings, hills and sea view to Aegean Sea and Saronic gulf. There is also a painting area. - Main Dining Room – This dining area is capable of accommodating 10-12 guests. If there is any special requirement, the dining table can be extended for up to 20 guests.
- Second Dining Room – There is no better thing than waking up in the morning and swimming in the pool for your morning gym and then enjoying a good breakfast with your swimsuit. This dining area consists of 10 plastic chairs. This dining room has a fireplace, an open buffet with coffee equipment, a toaster, a microwave, a small refrigerator and another big refrigerator which is located in the food storage room.
- Swimming Pool – You will love to dive into this huge pool! Our pool is 120 sq.m. with an external dimension of 17x7m. The depth begins at 30cm in the first step and the maximum depth is 2.70m. There is a perimetric overflow and the pool is heated upon request. Children are not allowed to access without the supervision of parents or adults. The maintenance of the pool takes place once a week. The water is not salted, we use a typical chemical. Glasses and bottles are not allowed into the pool for safety reasons. Better to use only our plastic equipment.
- Yard – The tranquility experience at this unique location is what your mental and physical well-being needs in order to escape. Enjoy the Villa’s courtyard for relaxation. This area is magical and therapeutic. Enjoy a cocktail at sunset, read a book or just admire nature and view. This big and beautiful country-yard is also suitable for private parties, retreats, gyms and games. It has a capacity of 250 people. Catering facilities are available upon request.
- BBQ – Enjoy the BBQ area with a good company and traditional greek wines. The grill is charcoal and a chef is available on demand to serve you. Kindly requested to be very careful when using it because of the nature around the BBQ area.
- WC – There is a WC on level 1 (living room) for all guests and there is also an outdoor WC and outdoor showers in the event of a party serving your extra guests.
Level -1
On this floor there is the second entrance of our Villa. There are 3 ensuite bedrooms for up to 8 guests, the main kitchen, a big living room and the storage & laundry (washing machine). You could rent it separately if your guests are up to 8-10 people.
- 2 guests-Bedroom #1 which includes a double bed, a closet and a bathroom with a shower. There is no balcony but you could enjoy mountain views from the window.
- 2 guests-Bedroom #2 which features a leather double bed, a spacious wardrobe and a view of the window to the surroundings and the mountains. The bathroom is next to the bedroom and includes a bathtub and rustic decor.
- 4 guests-Bedroom – This bedroom has 4 single beds suitable for adults or children. Includes a bathroom with a shower and a kitchenette with 4 electric hobs and an extractor hood. The room can also be used for staff accommodation if your personal home assistant accompanies your vacation. It does not have a balcony but you can enjoy the view of nature from the window.
- Main Kitchen – Kitchen is the heart of every home, for the most part of the day. The Villa’s kitchen includes a double fridge, microwave, electric oven, 2 ceramic hobs, 3 gas hobs, dishwasher and full kitchen equipment. A private chef is available upon request.
- Living Room – The living room at this level has a rustic decoration and is integrated with the kitchen and dining room. It has 3-seater sofas and a berserra and accommodates up to 10 people. Features TV, cd player, antique football table, fireplace and you can enjoy a unique view from the large patio doors leading to a small courtyard with a camping table. This lounge is especially enjoyable during the winter season and you can enjoy unique moments of relaxation. The space is individually available as a yoga area for daily retreat.
Level -2
Wellness area for activities for a healthy and fulfilling life!
ATH-3 Villa is perfect for people who want to calm down, relax, retreat with their family or their friends. If you like jogging, you could enjoy jogging early in the morning or after sunset where the sun is not so strong. Basketball and tennis courts and table tennis are available without any extra charge. Courts and table tennis are equipped with balls and rackets but if you are a professional, it would be better for you to bring your own equipment. You could enjoy sports games until the sunset because court areas have no lighting at night.
You can visit “Profitis Ilias” Church with the stunning view to the temple of Poseidon, Makronissos, Patroklos island, Lavrio and Keratea, if you follow the trekking path from the Villa. This distance is around 45 minutes walk.
